Help structuring a deal

I have an elderly long time family friend living on a property that includes 3 parcels grouped together. They only want to sell 2 parcels so that they can live on the third for the rest of their lives. The real value in the property is all three grouped together because there are structures on each parcel and they are all grouped very closely together. The property has 5 units total on it. I made an offer to buy all three parcels and offered to let them live in their unit at a set rental rate for the rest of their lives but the owner is concerned about giving up control of their living situation. Do you have any suggestions about how to structure a deal where I could make an offer on all three of the parcels but give the owner some control or reassurance that they'll be able to continue living in their unit for life.
