I'm looking at a 6plex for sale in my area.  Asking price is 334k, and I offered 299 with a counter at 325.   I then offered 310k with owner financing of the down payment.  DP will be 62k.  I think it's under rented so in my offer I stated if I can get the 2 empty units up from 650 to 700, I'll pay 8% interest on the 62k.  If I can't and keep rent at 650, I'll pay 5% interest.  What else can I do to get creative if I get another counter offer back? Thanks guys.
