Do "take over payment" stategies still work?

I'm not sure I put this in the right category, so sorry.  My question is, do "take over payment" stategies like wrap mortgages, and the like, still work in this market we're in?  Around here prices are going up like crazy.  I can see how wraps might work occasionally, but realistically and consistantly?  I'm having trouble understanding that.  If they have a lot of equity, they should go to a realtor and there house will sell in like, 3 days around here (plus closing).
