House Hacking with a Garage Unit??

So maybe somebody else has already thought of this but with all the interest in house hacking I thought I'd share my idea and ask if it's even plausible. So house hacking seems to be a pretty viable strategy for newbies, but finding the perfect multi in your neighborhood can be tricky. So I was thinking would it be plausible to buy a SFH with a detached garage and if it had a room above it, concert that into a studio apartment to live in. This way you could rent the house and live above the garage which would then be considered an ADU (additional dwelling unit). Obviously you could do this in reverse as well. I know house hacking single family homes is a strategy but this way you wouldn't have to live with your tenants. Just wondering if anybody had some inputs on this strategy especially pertaining to the legalities of it and if it would affect the likelihood of securing an FHA loan. Thanks in advance!
