how to put to use equity in 1975 mobile?

hello all.. one of my first purchases was a 1975 mobile & fixed it up for rental for $120k... its a good rental at $1250 income after property taxes & insurance... I have since come to understand that as of now.. it is just barely too old for someone to buy from me with a loan.. if I could, it would be worth $225-250k... the lot itself is worth $150k+... any advise to unlocking the equity? either selling or getting a equity line of credit against or other ideas? i know lenders are easing requirements as we go forward.. maybe someone knows of a lender or has a creative solution ? i live in the greater seattle area.... much thanks...
