What is preferred -  Maintenance Contracts or Property Management?

I have talked with some Long Distance RE Investors who have gone with Maintenance Contracts instead of Property Management. This particular investor manages property in Florida from NY and has a good experience with Maintenance Contracts.

Which approach is better? Is it based on Market? Property Condition?
