Group Home Strategies

I currently have several properties being rented out as part of a group home. I'm in the process of purchasing another property that can house several tenants and considering leasing this new property to be subleased or rented out as a group home. Anyone currently working with group homes? Any suggestions on which would be better?

@Dana Carmon  That is what I do.  Have the company on the lease, not the individuals.  In the lease say they can sublet, which is the opposite of what most leases say.
