Qualified Opportunity Zones

Do you invest in these Qualified Opportunity Zones (which can potentially be rough areas) for the tax deferral and appreciation benefits if the cash flow is not as good as another area? I'm on the fence if this is a good strategy or not. I would love to get some thoughts on this topic.

i like that you only have to invest your gain in the OZ, not your basis. Not the whole ball of wax+ like you do a 1031. 

I need to ask actually if it's the adjusted basis.  Been depreciating one building for 15 yrs. Ouch. The adjusted basis is peanuts.

My research into OZs on the maps so far has been a little frustrating. If I can make better sense of it in my backyard by the time I am ready to sell a couple apts in 19, I'm willing to give it a try.
