Follow up on SDIRA & rental property

I have a few follow up questions to my prior post about using a SDIRA to acquire and own rental properties.
My subject property would cost about 20k to buy and rehab. The anticipated rent would be around $650/month. In a roth, I think there's a ton of opportunity here for tax savings. I'm trying to get things lined up to purchase something in the next 2-5 months.

Step 1: establish and fund the SDIRA.

Step 2: Get a home under contract. Who is the buyer? The SDIRA? How is this worded?

Step 3: Secure a non-recourse loan to the IRA for the needed funds to acquire, rehab and hold the rental until leased.

Step 4: Lease the rental. Who is the landlord, the SDIRA? Are rents paid to the SDIRA?

Step 5: The roth begins repayment on the non-recourse loan.

Is this process all it takes? Can someone fill in the blanks and offer some insights on their experiences?
