Time to do your due diligence, on the in's and outs of the property, get your financing in order, how do you plan on managing it, etc. Broad question, do you have details on the property? What's your history, how long have you been looking at investment real estate?

Now that you found a property, it's time to run the numbers. Get your financing in place. Look at the property's financial history, i.e. monthly rental income, vacancies, expenses, and go from there. Hopefully you're still in the black when you're done.

To start you want to get pre-approved for a mortgage and find an agent that can assist you with making an offer on the property, once you are pre-approved. Your lender and agent can guide you with the next steps. Search your local forums to find an agent.
