Buy a rehab in orlando and convert to airbnb/short term rental

Hi, I am thinking getting a property cheap by buying a fix-up in Orlando and do a good and thorough renovation, to make it suitable for vocation rental / airbnb.

What size of the house is most suitable for this? Is Orlando a good area for this operation? Any specific area recommended? Any other areas you would recommend over Orlando? I am open to any recommendations as this is out state investment.

Since this out of state, ideally I would like to work with a local realtor who can help throughout the who process.

If you are looking for a realtor, I have worked with Shannon Christian. She is fantastic to work with and has helped us buy out of state as well. 

My only advice would be to discuss thoroughly your plans with a realtor as many developments/areas in Orlando prohibit short term rentals.
