My Landlord is in Foreclosure

I'm from Canada, former homeowner, still co-own several properties in Canada. However currently living as a tenant in California and trying to learn how to handle the different opportunities that exist in the US.  I'm a US citizen.

Today, somewhat unexpectedly, I received mail: a "Notice of Default" for my landlord. I believe this is the start of 90 day foreclosure window.

The house is in good condition, worth approx $700k, $20k behind in payments, amount of mortgage(s) unknown.

My landlord is not a motivated seller at the moment and wants to keep the property.  Appearing to have issues securing financing.

I thought I'd put the scenario out there for all the helpful people on this forum to see if there is an opportunity in this or not.

Hey. He may not be motivated now, but depending on his circumstances may become motivated soon. Securing finances now will become a bigger challenge having made it to the foreclosure process.

Clearly he has a challenge, figure out the pain point, and become a problem solver.
