What would you do with $100k?

Subject says it all...wondering what would be best approach with $100k ready to go, would you leverage into something large or buy smaller deals without leverage?

Buying real estate without leverage is a horrible idea.
- Makes you a lawsuit target
- Annual return on investment falls substantially (cash flow / cash invested)
- Increases your taxes because cash flow will likely be greater than depreciation
- Greatly reduces the returns from appreciation
