Are 30 Day Rentals in Demand in the South Bay of LA

Hi Everyone,

I am deciding between renting out my ADU on a normal 12 month lease or listing it on AirBnB as a 30 day+ rental (can't do STR unfortunately). My ADU is in Hawthorne, right by the Navy Base.

Does anyone have any insight if 30 day Rentals on AirBnB are in demand? Would websites like AirDNA tell me? the trial verison tells me that about 4% of AirBnb listings in my area do 30 day+...not sure if they can give me more info on LTRs if i pay for the full thing.
