New investor looking to get connected with other local investors

Hey guys, 

My name is Madhav, I'm a Data Scientist in LA. I've been in LA a few years and want to get into the local real estate market. I know this seems like a "New Member Intro" post but my aim is to build connections within LA so I thought I should post here. 

I've spent the past few weeks learning the basics, getting familiar with the rental calculator and started exploring the LA real estate market. 

Just so I'm transparent, here are my near term goals/questions:

Goals:

1. Buy a Duplex under 500k

Questions:

    1. Is 10% down typical in LA?

    2. What are typical expense costs?

    3. Are there any issues you run into with LA tenants? (typically low income areas)

    @Madhav Thaker take a look at the street view there and see if those are really good properties.  If you wouldn't be comfortable going there at night it is usually not a good property, at least from a long term perspective.
