Good areas to invest in? - Greater LA

Hi All! I'm getting started, learning about investing, analyzing properties. I live in the Santa Clarita Valley, so I'm evaluating properties here. But, I'm seeing that none of the properties seem to cash-flow. Am I just running the numbers wrong, or do other areas have "better deals" that might cash flow? If so, what areas should i be focusing on? Thanks!

@Dorian Ridgely LA is not a cash flow market, so it's not surprising that you can't find cash flow. You can still get a high ROI and you can also get cash flow. It just won't have much cash flow much on the buy. I'd advise focusing on rental properties that break-even upon purchase with upside or a different RE strategy. There are areas outside of LA to buy cash flow upon purchase if that is what you are looking for.
