There are many conventional and non-conventional ways to identify and secure distressed properties. Not easy. You have to be creative and persistent in your search. My office gets anywhere from 15 to 20 distressed properties a month, mostly off-market, that we then sell to our investors.
Some of the ways we secure these properties is working with probate attorneys, get them from banks, mailing out flyers, reaching out to FSBO signs, pocket listings from brokers, and the all-time traditional door knocking.
