San Diego contractors all too busy?

Hi BP community of San Diego,

I am looking to renovate a small (and only) ~45 sq ft bathroom and some minor kitchen work in our soon to be first rental! 

Have already screened at least 4 contractors, most were personal references. However, it must be the current boom in home renovations and the opportunities for bigger fish to fry, as I'm having difficulty finding someone responsive. Communication is averaging 2 weeks between messages/contact..is this the norm?   Hoping to get some advice on how to find and vet a good contractor.

There are a couple of friends that I worked with before who might help you. However, most of them are busy in La Jolla area. PM if you need the number of one of the contractors.

Yes, they are all too busy. Ha ha. Even my handymen are shaking me down lately.

Im currently doing a full gut remodel and have been lucky with contractors, they are referrals from real estate networking and from people I have worked with for a long time. I also get them in our local neighborhood facebook groups. I can recommend a plumber, framer, electrician. I know a tile guy in our local neighborhood that seems great, i just havent used him. Let me know what you need

I have a fully rebuilt 3/2 in oceanside close to the ocean with all utilities run to the back yard (ready for an ADU and JADU if you want). I have a 2.99% 30 year fixed I would do a lease option or mortgage wrap with for someone with a $480K down payment. Could also potentially get a 2nd behind the first at 2.99%. Purchase price $900K, first Mortgage $420K at 2.99%. New sewer, electrical, electrical panel, mini split, tankless water heater, plumbing, flooring, kitchen, bathrooms, turf, driveway, hardscape, etc. Currently rents for $3,250 and an ADU would probably get $3K, JADU prob $1,500-$2,000...

Most are like this, call more until you find the right one. Even when you do they might ghost you in the middle of a job. Stay on top of contractors, they're grown up babies

All of the best ones are usually pretty busy however it shouldn't take that long for just a phone call response. I have a list of contractors that I use when the ones at the top are too busy.

 Thanks I'd be interested too I have a home I'm trying to rent out and just need a handyman
