what’s the #1 thing you look for in an investment property right now?
Cash flow? Appreciation potential? Low rehab costs? Just trying to get a better feel for what investors are prioritizing in this market.

I value appreciation potential as number 1. Cash flow is important since you don't want to have to come out of pocket to hold a rental. But at the end of the day, if a home has strong appreciation potential, the equity you'd get from selling or refinance is way greater than the cash flow you would collect over the years.
