IUL Policy for purchasing power?

I normally will use hard money lenders when doing the brrrr method, but i am trying to explore all options to help with purchasing power. Does anyone have any experience or knowledge on using an IUL policy to pull capital out to invest into RE?(They will give you a 90% LTV of your cash balance) Is this a thing?
