investor advice for building a network for those starting out

I would like to build a strong network of investors and long term relationships with others in real estate. There is always more to a first impression then the typical firm handshake, eye contact and professionalism. From an investors perspective, what do you look for in people who are starting out in real estate that would attract you to working with them?
