What helps break the fear of going forward with the first rental property and get the snowball rolling?

@Felix Castillo You're associating more pain of potential downside than the pleasure of potential upside. I would consciously put yourself in your own shoes in both scenarios. Label and write down the worst case scenario. After you identify it and get out down on paper, ask yourself if it's really that scary?

Most investors, as far as I can tell, have the conviction in their own skills that they will always figure it out. We love the adventure. Some deals are better than others, and some are terrible. That's part of the fun. So long as you don't risk being able to put food on the table, jump in!

If I were you, I would picture the debilitating regret you'll feel in 30 years if you didn't go after one of your dreams. Qualify and quantify your risks, then make an educated decision on a deal and do your best to protect your downside. By protecting your downside, I believe the upside will come!
