Good investment analysis ?

I am thrilled to have discovered BP! I can’t get enough real estate news and I have been reading your posts with great interest and learning a lot of “lingo” I didn’t know like house hacker!

I have so many questions I don’t know where to begin.

We own a three unit building in Weehawken NJ. It is ideally located close to a transportation hub where multiple bus lines converge making it a quick commute to midtown Manhattan. We occupy the 1st floor unit with the backyard. 2nd unit rented, great tenant, quiet and pays on time, 3rd unit recently renovated and for rent.

Considering selling and wondering if it is ideal to lease vacant unit first or keep it unoccupied so future owner can either rent to their own tenant or have the choice to occupy it instead.

What’s the consensus?

@Frank Pulice rent it out, especially since you can get a healthy rent amount because it's newly renovated and in the summer. Your asking price will be based off comps in the area and total monthly income. The higher the gross rent the higher your asking price.
