Airstream as non-ADU ADU

I live in Oakland. I have a 2b/1br with a big backyard. Lot is zoned 2r. Right now I have an uninsulated, mildew-y, rundown, 8x12' shed in the yard. It's on its own slab foundation (separate from the house) and has power and water running to it. 

I did some research into ADUs in Oakland. tl;dr is that building a proper ADU (stick or prefab) isn't worth the hassle and costs. This led me to wonder if demo-ing the shed and putting an Airstream back there would be a good idea. Ideally I would rent it out on Airbnb or VRBO.

What I'm missing is any rules around short-term renting trailers/campers in Oakland. It doesn't seem like the ADU rules apply. I see that there are a few Airstreams renting via Airbnb in Oakland. I've reached out to these renters but haven't heard anything back.

Any info would be appreciated. Thanks.

@Eli Altman I am in same stituation like you. I live in Concord and for the last 4y I was looking for what will be cost-effective to do on my side yard to add extra income. After going to the city of Concord last year for 3rd time I came to conclusion for long turn investment there are no shortcuts. Detach ADU is what I am planning to build after all. The city will allow me to build up to 635sqf based on lot size. If I had chosen to do attach ADU I could same money on building permits but I didn't want a shared wall due to my primary residence. With ADU in Contra Costa County, there are sewer fees, water meter upgrades, and possible electrical lines. I will actually try to get a separate number for ADU once the final plans get approved and the building project starts.
