Multi unit contract question for realtor

I've got a property with a duplex and a property zoned commercial residential in a single 0.75 acre lot that I'm buying in Jax, Florida.

Can this be put into the same RE contract for purchase?

This Is also a seller financed deal.


Is there a licensed Florida realtor that I can talk to about how to put this together using the Nefar contract?
