Investing around Paxon (32254) and Stanton (32209) Jacksonville
I was wondering if you guys would recommend investing in properties around Paxon School for Advanced Studies (ZIP 32254) and Stanton College Preparatory School (ZIP 32209) as it could be a good spot for students and families that want to be inside the catchment area. The idea is to buy low and rent it for a high ROI. Property prices are very attractive but I thought I should ask more experienced investors.

Cash flow with no appreciation, questionable/criminal type tenants, no gentrification, high crime...works well for rentals...LOL
