Tampa Cash Flow?

Hey everyone,

I have been lurking on BP for a while and just moved to Tampa. Looking to buy within the year but cant get my numbers to work.

Would anyone mind taking a look at my excel and telling me where I am off? I am sure some of these numbers are off (Capex) but i want to be conservative on my estimate before I lose my (and my father's) investment dollars.

There is a lot posted in the link but I am just looking for pointers in what is outlined in red on the first tab. (but will take pointers on any of it)

Or if anyone else would be willing to share their expenses and cash flows for properties owned in the area, that would be great to see too.
