Hello friends,
My wife and I intend to purchase a vacation home in Orlando, with the goal of being near Disney. If you're a Lender, Realtor, PM, Cleaner or Vacation Home/STR Owners I would love to meet you!
Can anyone offer insight on best neighborhoods to look at?
Oh, if you're in an area with an HOA and community pool/splash park, do your guests also get access to that, or is it just the homeowners?

I live in a gated community near Disney and has an HOA. The amenities is technically for residents, but if you have the gate card you can enter. They don't allow short term rentals like others. Look up Mattamy at Tapestry to see the community in Kissimmee. There are other communities that do short term though.

@Faisal Shafiullah hey thanks for the reply! I should add, the purpose would either be to set it up as a STR or possibly a rent by the room home. Maybe for Disney employees?

Oh, if you're in an area with an HOA and community pool/splash park, do your guests also get access to that, or is it just the homeowners? - Yes. Your guests will receive access (with a few exceptions), and great community amenities make your home much more attractive to guests and will drive higher rates.

Try 4-corners, Northern Davenport, Kissimmee, and Southern Clermont. All good areas. Just depends on how you want to fine-tune your buying. Here are nutshell tips:
Clermont is usually cheapest.
4-corners has the best quality homes with its community features but HOA's are sometimes difficult to deal with.
Davenport/Kissimmee are a blend of the first two.

Yes, This is true. I live about 20 minutes from Disney Property, in south Clermont. Some HOAs definitely do not allow short term vacation rentals, although rent by the room to Disney employees would definitely work. I live in a neighborhood that will eventually have a shortcut road connecting to close to the west side of Disney property- our side (Lake County) is complete, but the Orange County side are dragging their feet.
