Gresham Park (GA 30316) rental

Dear friends

I am on due diligent period on house in Gresham Park. Selling comps looks good and my agent tells me it’s a good deal. However property manager claims its hard to find tenants in the area. Anyone has experience in this neighborhood?

Never heard of it being hard to find tenants. Good tenant maybe. It may be hard for the PM to find the type of tenants they want to deal with. Rental rate plays a big part in the quality of the tenant, but still does not guarantee a good tenant. Price too high in this area and the rental will sit and sit and be susceptible to vandalism and theft.
