Valuation in Historic Collier Heights

I'm currently working to determine the ARV of a 1930 brick house in Historic Collier Heights. Naturally it's not as simple to comp a house of that age, especially in an area under slow gentrification. Are there any real estate professionals with experience in the area that can provide assistance?
