I live in Dekalb, am a member of a local REIA of experienced investors, a good tip for you to also be a member of at lease a few REIAs, I chose gareia.com.

You need to hook up with high volumn wholesalers in the area. Meetup.org is where they adversise. search: wholesalers r us is a very good group of guys. Besides joingin a REIA join the local meetup groups, go to theri zoom meetups. Covid has had an advantage is its easier to go to alot of meetings.

BUT since I help new folks in GaREIA I see about 1 out of 100 maybe 200 ever accopmlish anything in real estate especially wholesaling. No one every tells you that wholealing is the hardest job in REI, by 2x, 5x. You have to be an expert at lead, gen, consitent follow up, negotiating with an elderly person sitting on ther couch offering 50% of what it would sell for fixed up hopefully less, estimating repair costs, THEN almost as hard finding a cash buyer who wont rip you off and will actually close (too many poser buyrs and too many unreliable hard money lenders).

BTW you might learn on youtube about creative financing, zero down;   "lease optoins", "wholesaleing lease optoins".   These work with low equity sellers, more of these guys then wrecks selling for 30-50% on the dollar.
