Hi,

Are Avondale and Logan pretty comparable? Looking at a 3 flat in both areas - looks like a  nice and safe Area.

@Isaac S.  Hey Issac -  Parts of Logan and Avondale are naturally pretty comparable since they border each-other (N/S borderline at Belmont)- especially if you are comparing buildings on the west side of 90/94.  If you go east of the highway then portions of Avondale are more comparable to Irving Park.  Overall on the west side of highway Logan is still more desirable overall due to it being slightly closer to city center.  You will find average rents and prices to be slightly higher as a result in Logan.  In both neighborhoods if you can be in close proximity to Milwaukee Ave / Blue Line it will be a desirable location for tenants.  We are seeing a lot of "house-hackers" trend towards Avondale simply because there is inventory for 2-4 units in price ranges that allow for 3.5-10% down owner occupy financing.  Its much harder to find deals that allow the same in Logan.  Happy hunting!
