Any drawbacks to not being present at the closing?

If a seller has the option to give (limited) power of attorney and not be physically present at the closing, are there any potential drawbacks to this? All the documents requiring signatures and notarization will be pre-signed. Thanks!

I didn’t think there was a real meeting/closing between sellers and buyers any more?

We signed several days before closing on our first sale ever back in September. Don’t think I ever met a seller in the last dozen buys.

The buyer has most of the risk and should be certain to walk the property the day of closing. Make sure the building is vacant, undamaged, and nothing is missing. As well as lack of a fire/flood.
