North Kenwood Area Investing Opportunity

Hi, I want to know what is the opinion about the prospect of investing in rental properties in North Kenwood Area (around E46th Ave, and Ellis Ave?) Is this an area to avoid due to high crime? Is it easy to lease? I am out of area investor planning to buy apartments and have local property managers managing the property.
