South Dante investment property

I'm looking at investing remotely in a property on S. Dante and 70th.  It has strong numbers with a cap rate just below 10% and photographically appears to be in good condition.  I realize that neighborhoods can vary block to block and was wondering if any locals have any insight and/or advice on that area.  I believe that this property falls in the Woodlawn area.
