Use of Unemployment Benefits as Proof of Income in Application

Hello,

COVID-19 is affecting may people.  What are you doing when tenants applying for a unit use unemployment as source of income?  Is this a protected class ?  It seems many are working and still collecting unemployment.

Thanks,

@Frank S. I ran into this earlier this summer when I had a few lease ups in my Berwyn building during the start of the pandemic. I didn't need to pursue the tenants who were unemployed, but several of them filled out the pre screening questions I do that they were on unemployment.  I don't believe this is a protected class. You should be able to deny if someone is unemployed. Obviously, it is up to you as it might make sense if they are just furloughed, etc. Banks can deny people for this so I don't see why you shouldn't.
