finding contractors to do repairs

I'm a fairly new investor and a real estate broker. What's the best way to find contractors to do the rehab?

Good morning Terry!

First I would highly recommend you purchase J Scott's Book on Flipping Houses especially if you're new to rehabbing. There is a lot of straight forward information that will give you a very clear understanding of how the rehabbing process works.

In regards to your question what type of rehabber are you in terms of how you expect to manage your projects?

1. Do you plan to hire a GC that will manage all of your scheduling, manage the budget, hire subcontractors, and basically do everything on site so you don't have to? (Most expensive but least time consuming)

2. Do you plan to manage your own scheduling, manage your own budget, hire your own subcontractors, and be on site daily? (Less expensive but still requires a decent amount of time)

3. Are you someone who is highly knowledgeable about construction and have lot of experience where you can hire freelance workers who are experienced in a little bit of everything? This way you can work beside them and give them clearly defined instructions on a day to day basis. (Least expensive and most time consuming)

Once you have an understanding of what type of rehabbing strategy you plan to execute then we can go over some ways to obtain the right help.
