Evaluating Rehab Cost

I am new to RE and I am looking to househack a duplex in the Dallas area. I need help evaluating the rehab costs for duplex listed on realtor.com. I have not seen the property in person, but just looking for an estimate to see if it would be worth pursuing a deal.

I have a simple model I use to get a general rehab estimate: 

Houses built before 1959 = $40/sqft

Houses built from 1960-1979 = $35/sqft

Houses built from 1980-1999 = $30/sqft

Houses built 2000 and after = $25/sqft

example, full cosmetic rehab for a 1800sqft houses built in 2004 would be $45,000.   If it was built in 1925, then $72,000.
