What to do with this countertop?

Hi All-

I am rehabbing a place with limited budget and in two minds about whether to rent or sell the property. 

Whether I sell or rent, would you change an old countertop? Cover it with paper? or any other suggestions? Aesthetically, it is not attractive at all.

The wood looks nice.  I don't know what $190K is in your market-is that average, high, low?  

If you are selling it, one option is to price butcher block counters though with the price of wood, they may not be the cheaper option.  You don't have a lot of counter, so you could also look at some sort of stone/quartz/etc and see if they have a smaller piece.  

If you change the counters, you will have to do something with the backsplash as the edge of the current counters wraps up on the wall.
