What is it that investors look for in regards to a fix and flip investment?

I help investors find deals for buy and hold & fix & flips. I'm just curious as to what experienced investors look for Rehab, Arv, and Price wise to seriously consider a property to move on ? I look forward to connecting with you all.

Nowadays it always starts with the location for me. I am laser focused on just a few pockets of town that I have a lot of experience in. Being super focused has helped me be able to forecast everything with pretty good accuracy.

I know what homes in these areas are worth if they need a cosmetic remodel. I know what they're worth if they need a 700 square foot addition. I know what they're worth if they are tear-downs.

I know the floor plans based on the way the house looks from the street, without even stepping foot inside.

I know the realtors who are most active in the area and who have the best grasp on current buyer interests.

You get the point. If you get really honed in on a few neighborhoods in your town, it's going to make underwriting deals a lot easier.
