Is this even posssible using Bonus Room to increase footage size

Several years ago, we possessed a standalone home, which we eventually sold. Initially, it spanned around 1700+ square feet, but the new owners listed and sold it, citing a size of 2240 square feet by including the bonus room. I questioned the legality of this increase in size, recalling that the bonus room had a low ceiling, small windows, and a crawl space. It baffled me how they could claim an additional size from 1700 to 2240 square feet. When we sold the property, the appraiser determined its size to be around 1700+ square feet, not 2240. This occurred 14 years ago.
