Lease Back Option Strategy

I have a seller interested in selling her property at a 25% discount (less fix up costs etc.)due to an illness and need for money fast.  However, she wants to stay in the property for a year.  The price of the house ($1.4m) requires me to secure hard money lending to purchase.  I can't figure out how to profitably make such a deal work?  The market rent I would charge her does not cover the cost of lending.  I would really appreciate any feedback on options that may work in this type of arrangement.  Thank you everyone, appreciate you!!!

Below is a link to a 5+ year flip that a member was drug through due to an occupant who was in place and related to the seller. So the situation isn't exactly the same as your rent back, but it is similar enough to give pause.
