Agents bring me deals each week- here is how- what are you doing low cost/no cost?

I have been flipping and investing in real estate for 14 years now, and the past few years I have learned its all about the relationships with the people who find the deals- primarily agents. When someone wants to sell their house, the first person they call is an agent, and then the first person the agent calls is someone who can close the deal.

Has anyone else done this strategy consistently? We have purchased 8 of the 20 this year in this fashion and have had opportunities for a dozens more out of our buy box that agents have brought me. What other strategies are people using that are low-cost or no-cost?
