Who’s Actively Flipping Right Now? Let’s Talk About Deal Flow

Hey BP fam,

Just curious—who here is actively doing flips this quarter? I'm trying to get a better sense of what markets people are working in and how folks are navigating construction costs and ARV spreads right now.

I’d love to hear what types of deals are working for you, what challenges you’re facing, and what you’re seeing with lenders (hard or private).

I work in WA state north of Seattle. Deals are starting to happen again. I am very cautious on ARV with the way the market is teetering on balance. A lot of homes are over priced after years of increases and wishful expectations, so when they don't get it they are just not selling and staying put instead of adjusting significantly.

Wholesalers are finding some good ones, and I work through foreclosure auction mostly and those had been getting thin and tough (to many youtube enthusiast misbidding) but last month or two seems to be getting back to reasonable and some banks are taking a cut on minn bids to get the properties sold.
