Great questions, Richard. In 2025 I’ve found it’s really important to add extra buffer into both timeline and holding costs, even if contractors say they’ll hit the deadline, delays are almost the norm now. For ARV, I underwrite more conservatively and look at comps that actually closed in the last 60–90 days, not just listings, since buyer demand shifts quickly. On renovation costs, building relationships with a few reliable contractors and locking in labor rates early has helped me. I also try to standardize finishes across projects (same flooring, paint, fixtures) to save both time and money without sacrificing quality. The key for me is leaving enough margin so the deal still works if things go a little over budget or market slows
