Rehab Estimate - good deal?

So looked at a short sale property today.  I'm looking to buy and hold.  This property is listed at $90k and median rents in area are $1350 and takes are ~$3700.

There are some issues with this house and am going to get estimates from a GC unless you guys think its a dud and not worth it.  How much do you believe that a house like this would cost to rehab?

Issues Found:

- chimney detached from roof
- bow in roof (next to chimney)
- deck needs some new boards and refinishing
- slant in kitchen floor (REALLY concerning)
- DIY trim (put up own trim throughout entire house!)
- 2nd living room with no heat source besides gas powered fireplace (it looks like it was an addition, and yes it has two fireplaces) - no other heat source any fixes?
- electrical box is 2nd living room
- attic sealed off due to I believe animals living in it (due to crack between chimney and roof)

Cosmetic Upgrades:

- repaint int/ext
- replace trim (looks like a bad job, DIY style)
- shed removal
- carpet throughout
- new tile in kitchen and front walk way
- need to do something with that heat source in 2nd living room (don't like the fireplace much)
- deck restoration
- fix cracks in drywall
- tub liner
- replace countertops
- fix chimney /bowed roof
- window sill replacements
- fix slop of floor in kitchen (some how)
- closet doors and a lot of wood work needs to be fixed

Probably missing a bunch of stuff but the things that really concern me are the slant in the kitchen and the gap between chimney and roof.
