Shell property

I have a question I got a call back from a seller and the seller have a multi unit property but said it's a shell. I didn't visit the property yet. My question is when a property is a shell exactly what type of repairs does that consist of and how do I calculate that??

Hey normally when someone tells me that they have a "shell" house. It normally means that it is just the shell or the outside of the house. Meaning you need everything in the inside. 

All new Electrical-Plumbing-HVAC then it will need insulation then drywall, trim, paint, floors, etc etc you get the point. It means it a gut job. 

It doesn't mean that you can't make money it just means you will have a HUGE rehab budget.
