HELP ON A DEAL

HI MY NAME IS MICHAEL I CANT GET MY PHOTO TO LOAD,BUT ANYWAYS THE QUESTION I HAVE IS I FOUND A PROPERTY THE OWNER IS WILLING TO SELL IT TO ME FOR 60,000 ITS ARV IS 140K I PUT IN A LOAN REQUEST IM WAITING TO SEE IF IT GOES THROUGH IF IT DOES I HAVE 35 DAYS ON THE LOAN AND THE OWNER LIVES IN THE HOUSE AND CANT LEAVE UNTIL HE GETS PAID FROM THE HOUSE ,H=WHATS THE FIRST STEP I SHOULD BE WORKING ON, TRYING TO GET HIM OUT SO CONTRACTERS CAN GET STARTED?SHOULD I BE ADVERTISING THE HOUSE FOR SALE BEFORE RENOVATIONS ARE DONE?ANY HELP WOULD BE GREAT THIS WILL BE MY FIRST FLIP,AND IM NOT SURE IF MY LOAN WILL GO THROUGH CONSIDERING I DIDNT BRING A DOLLAR TO THE TABLE ,ANY IDEAS???
