What are the requirements to lock in funding

Hello,

I am trying to become a real estate investor for the city of Toronto and I'm having difficulty accessing funding to purchase property. Right now I am not sure exactly what I would need to walk into a funding conversation regarding funding and what not. If there are any private lenders that can teach me about what exactly is needed to purchase properties.
