Newbie Needs Advice: Sell AS IS or Raze-Rebuild-Sell

Hi, I live just outside Atlanta ITP (inside the perimeter I-285 that encircles the city). The neighborhood is mostly 1950s ranch homes ranging from $110,000 to $180,000 for existing homes.

In the last year or two, a developer bought up some land and crammed 5 new houses onto our circle. Despite bordering a busy street and active railroad tracks, they sold for $222K - $248K each. They are mostly 4 BD/2.5 BA 2800-3000 sq.ft.

My home is a 1027 sq.ft. 3 BD/1 BA brick ranch that is in rough shape: the HVAC will probably need replacing soon, electrical is sketchy and both the kitchen and bathroom need complete redos. It is probably the worst house on the street. The good thing is it's about 0.4 acres and at the end of a no-outlet circle.

I would like to move to a new location. My question: is it profitable to Raze-Rebuild-Sell, do repairs and sell, or just cut my losses and sell it AS IS?

I have excellent credit and roughly $100K in savings but a low paying job.
